Fixed-Term Tenancies
A fixed term tenancy has a start date and a finish date. You are responsible for the rent for the entire term of the tenancy. It can only be terminated by mutual consent. At the end of your fixed term tenancy, if another fixed-term is not entered into, your tenancy automatically becomes a periodic tenancy.
Periodic Tenancies
A periodic tenancy continues until properly ended. Tenants must give 21 days’ written notice to terminate. Landlords may issue a ‘no-cause’ termination requiring 90 days’ notice. However, if the property is needed for the landlord or their family to live in, is being sold, or is required for an employee or contractor (as stated in the agreement), only 42 days’ notice is required.
